Why a community runs on a spine
AnKampung's design rules trace to a Malaysian statute, an incumbent feature list, an advertising-model warning, and the peer-reviewed mechanics of event sourcing and offline-first systems — the evidence for a platform that would rather fail honestly than succeed by inventing a fact.
What the record actually says
One statute, one incumbent benchmark, one cautionary business model, two pieces of systems science, and the trilingual, PDPA-bound reality of a Malaysian community.
Community money is a legal object, not a nice-to-have
The Act obliges purchasers to pay maintenance charges and a sinking-fund contribution to the joint management body; the sinking fund is set at 10% of charges (a body may fix more under ss.25(4)/61(3)), and poor sinking-fund management is a documented Malaysian failure. Billing that a committee can trust is not a feature — it is compliance, in ringgit, with an audit trail.

The feature bar is already set — the honesty bar is not
The incumbent community platforms ship visitor pre-registration, e-billing, facility booking, notices, access control, guard patrol and a panic button. Feature parity is table stakes. What none of them advertise is what happens when the network drops at the gate, or whether a figure on the board was reconciled from an immutable log — which is exactly where AnKampung earns its place.

The cautionary counter-model: selling the street's attention
Nextdoor's business is local advertising served against a network built on verified home addresses — residents are the audience a business buys. That is the model AnKampung deliberately refuses: it sells software to the committee, not people to advertisers. The community's data is the product's substrate, never its inventory.

Event sourcing gives the audit trail for free
Storing every state change as an immutable event yields a complete, built-in history — the same logic as a financial ledger. That is why AnKampung can say 'the ledger is the truth': the read-model is disposable and rebuildable from the log, financial and security effects are deduplicated at the ledger, and a re-delivered payment can never double-credit anyone.

Offline is a solved discipline — if you design for it
Local-first, event-driven design is a studied pattern, not a hack: events are the source of truth, captured on-device and reconciled later. AnKampung's gatehouse applies it to the one moment that cannot wait for a server — a visitor at the barrier — preserving origin, device sequence and wall-clock for every fact recorded in the dark.

A Malaysian community is trilingual and governed by PDPA
Bahasa Malaysia, English and Chinese coexist on one committee's noticeboard, and the Personal Data Protection Act 2010 bounds what may be kept and why. AnKampung is trilingual from the first screen and PII-minimised by design — with retention durations and the permission matrix written down as design proposals pending legal review, and saying so in its own contract.

So AnKampung is built this way
Answer to the Act, not the app store
Billing is modelled on Act 757 — maintenance charges, the statutory sinking-fund rate, numbered receipts, arrears — settled on regulated FPX/DuitNow rails. AnKampung never holds custodial funds, because a committee's money should be traceable to the law that governs it, not to a vendor's balance sheet.
Compete on truth, not feature count
The incumbents already list 30 features. AnKampung's differentiator is what it refuses to do: never colour a fact the ledger can't prove, never let the gatehouse lie about being offline, never silently repair an illegal state. Honest failure is the product.
Sell software, never surveillance
Because Nextdoor-style attention monetisation is the obvious temptation and the obvious betrayal, the business model is fixed the other way: the committee pays for the platform; residents' data is never inventory. Directory opt-in, events ID-referenced, no ad economy on anyone's home.
The log is the source of truth
Following event sourcing exactly: an append-only, tenant-partitioned log from which a disposable Digital Twin is projected deterministically. What every surface shows is that projection — rebuildable, hash-checkable, and incapable of stating more than the events support.
Degradation is disclosed, not disguised
Offline-first design means the gate keeps working and keeps telling the guard, in words, what hasn't reached the spine. On reconnect the ledger reconciles without loss or duplication — the local-second pattern applied where a real person is standing at the barrier.
Local by default — language and law
Trilingual from the first screen because that is the community; PDPA-by-design because that is the law. Consent and purpose limitation are architectural, and the compliance questions a developer shouldn't guess at 2 a.m. are written down and routed to Malaysian legal review.
The Malaysian numbers
The default contribution a body may raise higher by resolution. AnKampung encodes it as a first-class, auditable line — the number that poor Malaysian condominium management keeps getting wrong.
The curated event set the State Engine and its contract tests are built around — a written, versioned grammar of what a community's truth is allowed to look like.
The resident app and gatehouse operate today for tenant #1 — proven against reality before the platform opens to many. Depth before breadth, by design.
Bahasa Malaysia, English and Chinese are not a later localisation — they are the default, because a Malaysian enclave's noticeboard has always been trilingual.
A gate at 2am, honestly described
A taxi drops a visitor at the barrier while the fibre line is out. The guard's app has no network and says so — “changes will not reach the spine” — yet still reads the QR against its local copy, lets the car through, and stamps the fact with device sequence and wall-clock. When the line returns at dawn, the access ledger reconciles: one entry, no duplicate, nothing invented. Inside, a resident's bill already shows the sinking-fund line the Act requires, in Bahasa Malaysia because that is the household language. The committee's monthly read reports only what the log can prove — and where a figure is unknown, it admits being unknown.
The one rule — never invent a fact — is the same spine that keeps AnOmbak's roads honestly grey.
